BEVERLY HILLS RESIDENCE

Perched on a prime hill top location, guests of this contemporary home can savor choice views of Beverly Hills. Custom lighting details highlight the Red Cedar cladding throughout the home while downlights provide general illumination and accent. This home opens up through the main concourse bringing the indoors out and providing ample space for entertaining.

MOUNTAIN VILLAGE RETREAT

Tucked away in the mountains of Colorado, this estate boasts breathtaking vistas. Combining traditional timber with sleek industrial elements, the lighting both highlights and creates harmony among the spaces. Linear lighting emphasizes the grand scale of the steel beam work throughout the entry and great room while concealed monopoints draw the eye along the wooden support beams. Adjustable downlights perfectly accent the decorative glass elements that pepper many of the spaces creating a cozy family retreat.

KIVA

Unique and perfectly tailored to the homeowners’ style and personalities, this eclectic river house celebrates collections curated from around the world. Architectural details are emphasized with various lighting styles creating a foundation to experience the home. Linear lighting runs along steel elements, reinforcing the metal structure while in grade uplights graze the curved board-form concrete wall, emphasizing it’s craftmanship. Recessed lighting blends seamlessly into plaster ceilings encouraging closer viewing of the various wall hangings. The lighting works as a discreet element, used to emphasize the architecture and collections.

ELK PEAK RANCH

This majestic mountain home was designed as a family retreat, a place to get away and form lasting memories. Uniquely situated, the home is designed to take in the adjacent fields and the panoramic mountain range beyond. A variety of linear lighting details were used to bring the exquisite ceiling finishes to life. Barrel vault ceilings required the addition of a substantial crown around the perimeter of the room, mimicking the drapery valence at the windows. Where applicable, the barrel vault detail continues to the exterior of the home, forming a unified ceiling plane through the arched windows. Years of coordination and detail oriented design have resulted in a unique, exceptional, and welcoming family home.

White stone walls cladding the interior spaces are grazed with linear fixtures and interest while a variety of decorative fixtures anchors the spaces. This custom residence has a timeless design and unbeatable location that redefines luxury.

This mountainside home embraces structural architecture with a Native American influence. Wood and stone finishes are emphasized with a variety of techniques creating a multi-layer canvas that invites occupants to explore the home, guided by integrated or placed totems and enjoying private nooks. The neutral architectural palate is offset with pops of color introduced with interior furnishings and artwork. The lighting mimics this dichotomy, using hidden linear sources in combination with minimally dispersed downlights as a base layer, then accenting with strategically placed downlights for artwork and decorative pieces, creating drama and accenting the homes distinct style.

ORINDA

Horizontal planes ground this contemporary home which boasts amazing views of the Northern California hillside. Clean architectural design led to a minimalist approach to lighting design by using square aperture downlights as both general and accent light throughout the home. Uplights and hidden linear elements highlight architectural materials while carefully selected decorative fixtures create drama and visual interest. Landscape fixtures highlight the stone façade, as well as a water feature while tree mounted lighting throws a leaf projection patterns along the pathways, creating a moonlit feel.

ASPEN ARTIST RESIDENCE

This mountain home’s “uncompromisingly modern” architecture is a union of glass, stone, steel and wood. Following this lead, the lighting design is used to strengthen these elements, emphasizing steel and reclaimed barn wood with linear lighting. Contemporary light fixtures create visual interest with unconventional style and placement. Recessed and surface mount accent lighting illuminates the artists canvases and statuary. The spaces are open and inviting, celebrating the surrounding environment.

TELLURIDE TOWN RESIDENCE

Celebrating the area’s mining heritage while incorporating a modern aesthetic, this family home works in perfect harmony. Linear lighting elements highlight the architectural planes and finishes while decorative fixtures provide warmth and style in the spaces. The lighting design had to accommodate limitations with the home’s structure and requests for high levels of illumination. Where structure prevented traditional lighting techniques, direct view linear lighting strikes the balance to provide evenly illuminated work surfaces and industrial appeal.

SERVICES

SCHEMATIC DESIGN DEVELOPMENT Design Development includes the complete review of all architectural drawings including: furniture plans, reflected ceiling plans, interior elevations, details, and sections. The preparation of the lighting plans are based on this review as well as meetings with clients. RSA will provide the location and types of fixtures along with preliminary concept details, imagery and optional 3D renderings, to assist clients in visualizing lighting design concepts. CONSTRUCTION DOCUMENTS Preparation of final CAD lighting plans from base drawings supplied by architect, indicating the locations, dimensions, control switching, circuitry, and type of lighting fixtures specified. Additional documentation will include conceptual lighting details, fixture specifications and schedules, control and load schedules and specifications. CONSTRUCTION ADMINISTRATION Construction coordination with design team and contractors to ensure proper execution of lighting design. Documentation will include revisions and continuous coordination with on-site conditions.

ON SITE SERVICES Regular on-site visits to ensure proper installation of lighting fixtures with coordination of all field conditions. Site specific mock-ups of conceptual lighting details, when requested. CONTROL SYSTEM & PROGRAMMING Complete lighting control system design including integration with daylight, audio visual control systems and security systems. Control system documentation will include load schedules, panel schedules, keypad design, and programming.

FINAL FOCUS & LEVEL SET On-site supervision and fine tuning of entire lighting system including control.
